What is Condo Insurance?

Condo insurance is a form of insurance that covers losses and damages to your condo or townhome along with furnishings and other assets in your home. Your Homeowners insurance consists of multiple coverages that provide protection in different situations and these coverages are not “one size fits all”. Your condo association’s master insurance policy usually includes protection for the outer structure of your condo, including the roof, while your condo insurance policy provides protection for the “walls in” of your condo such as flooring, cabinetry, built-ins, stairs and other features of your home that are considered a permanent part of your condo or townhome unit. In addition, your policy provides protection for all of your personal belongings.

Condo Insurance Coverages

  • Dwelling Coverage: Pays for damage to your condo or townhome unit from covered perils like hail, wind, and fire. Every condo association is different, but coverage for this policy is usually from the “walls in”, as the Association master policy covers the outer shell or structure. Research your Association to ensure what you are responsible for.

  • Personal Liability Coverage: Pays for legal and medical bills if you are held liable for injury or personal property damage to someone else.

  • Personal Property Coverage: Covers your personal items (clothing, furniture, electronics, etc.) both inside and outside the home.

  • In Home Business Coverage: Covers business exposures that are based out of your home.

  • Medical Payments: Pays minor medical bills for guests injured on your property.

  • Water/Sewer Backup Coverage: Pays for damages from a defective sump pump or drain backup, or a sump pump failure.

You may be held liable for injuries to visitors that occur in your unit, through the medical payments coverage on your policy. Your policy also helps provide financial protection for covered liability claims and lawsuits brought against you for bodily injury or damage to their property that was caused by you, your children, or pets.
